Its Ring Road Phase I location and residential-commercial mix make it materially different from a conventional apartment-only project. Visibility is useful for discovery, but it is not proof of value or future appreciation. The project should be compared with at least two nearby alternatives on total acquisition cost, usable carpet area, approach road, construction progress and after-handover maintenance.
Important verification point
The marketing brochure mentions 1, 2 and 3 BHK flats plus shops/offices, while the RERA-derived unit table prominently shows 1 BHK, 2 BHK and “other”. Ask the promoter to reconcile the exact sanctioned/current inventory.
