Square Yards’ journey from a startup solving a fragmented real estate discovery problem to a unicorn with over ₹2,000 crore in revenue reflects the changing face of India’s real estate industry. When Square Yards entered the market, real estate discovery was largely dependent on brokers and fragmented listings. Unlike other major purchases, consumers often had limited access to reliable information about projects, specifications and properties. This gap highlighted the need for a more transparent, technology-driven real estate platform. Over the last decade, the industry has also evolved significantly. Real estate is increasingly being viewed as an investment asset, with consumers evaluating properties based on appreciation potential, rental income, connectivity and infrastructure development. Rising urbanisation and expanding cities are further creating new opportunities across India’s property market. A key philosophy behind Square Yards’ growth has been its focus on business fundamentals rather than vanity metrics. The company has prioritised revenue, customer value and disciplined capital allocation, while building an integrated ecosystem covering property discovery, transactions, home loans, interiors and other services across the real estate lifecycle. The journey, however, has not been without challenges. During the early stages of the COVID-19 pandemic, the company faced significant cash-flow pressures. With physical site visits becoming impossible, Square Yards rapidly shifted towards digital property experiences, virtual tours, online bookings and digital financing processes. The pandemic accelerated technology adoption in real estate and demonstrated how digital solutions could transform the home-buying journey. Trust remains another critical factor in real estate. Through educational content and initiatives such as scam awareness, Square Yards aims to help consumers make more informed property and financial decisions. The focus is on building long-term credibility rather than short-term transactions. Looking ahead, Square Yards envisions becoming more than a real estate transaction platform. Its ambition is to develop an institutional operating system for real estate, bringing property discovery, buying, financing, customisation and design into a connected ecosystem. Data and AI are expected to play an increasingly important role, including predictive investment analysis and property valuation. The conversation also offers valuable lessons for entrepreneurs: focus on controllables, learn quickly from mistakes, build products that customers are willing to pay for, and challenge inefficiencies that others have accepted as normal. From solving a broken property discovery experience to building a technology-led real estate ecosystem, the Square Yards story reflects how persistence, innovation and a focus on real customer problems can shape the future of real estate in India.
