Barapulla phase 3 opens: Can a 15-minute South Delhi link impact Noida real estate?

Barapulla Phase 3, an approximately 9-km corridor, inaugurated on 29 September 2026. It extends the elevated corridor from Mayur Vihar Phase I towards Sarai Kale Khan and the existing Barapullah network. This creates a largely signal-free connection towards AIIMS. The headline commute is expected to fall from roughly 45 minutes to 15 minutes, a 67% reduction on the Mayur Vihar-AIIMS route. For Noida commuters, the more consequential change is an alternative to the DND-Ring Road bottleneck for South Delhi-bound traffic. For Noida’s real estate market, the bigger story may be how improved access to Delhi reshapes the appeal of well-connected residential micro-markets. The improved route of Barapulla Phase 3 is reported to bring travel on the relevant corridor towards destinations such as AIIMS down to roughly 15 minutes, although that should not be interpreted as a 15-minute door-to-door journey from every part of Noida. For Noida homebuyers and investors, however, the significance is clear: another friction point in travelling to Delhi has been reduced. Noida property prices were already rising The timing is notable because property prices in Noida were already rising before Barapulla Phase 3 opened. According to Square Yards Data Intelligence, the average asking price for apartments in Noida stands at Rs 12,650 per square foot (psy), against Rs 12,000 in September 2025, representing a reported 7.5% increase. Noida Central averages Rs 12,550 psy, while the Noida Expressway stands at Rs 12,800. Government-registration data presented by Square Yards show 4,213 transactions worth Rs 5,069 crore between October 2025 and September 2026, with an average registered rate of Rs 9,100 psy. Noida’s citywide rental yield is 2.56%. The market, however, is far from uniform. Sector 44, among the locations most directly exposed to improved Delhi connectivity, has an asking price of Rs 17,800 psy, up from Rs 13,650 in September 2025. Its rental yield is around 1.96%. Sector 94 stands at Rs 15,000 psy after a volatile period in which prices fell from Rs 21,150 in September 2025 to Rs 13,600 in March 2026 before recovering. Further down the Expressway, Sector 128 averages Rs 18,100 psy, compared with Rs 13,600 in September 2025, with rents around Rs 34 psy and a 2.25% yield. Sector 150, meanwhile, has been relatively stable recently, moving from Rs 11,950 to Rs 12,300 psy between September 2025 and June 2026, with a rental yield of roughly 1.95%. Some mature central Noida sectors are already considerably more expensive. Square Yards puts Sector 15A at about Rs 37,300 psy, Sector 20 at Rs 37,150, Sector 47 at Rs 36,900 and Sector 39 at Rs 33,150. This suggests proximity to Delhi is already substantially priced into established neighbourhoods, making improved liquidity and buyer preference more plausible than an abrupt repricing. Rental yields remain modest despite high capital values The city’s broader housing economics reinforce that distinction. Average monthly rents stand at around Rs 20,550 for a 1BHK, Rs 28,350 for a 2BHK, Rs 43,050 for a 3BHK and Rs 90,900 for a 4BHK. Meanwhile, new launches average Rs 19,650 psy, up a reported 32.5%, compared with Rs 12,350 for under-construction properties and Rs 8,943 for ready-to-move homes. Commercial rates also reflect Noida’s changing profile. Square Yards puts general office space at Rs 10,950 psy, up 6.2%, while IT/SEZ office space averages Rs 28,100. Shops average Rs 31,650 psy. With Noida’s overall rental yield at just 2.56%, and yields of about 1.96% in Sector 44 and 2.25% in Sector 128, many premium locations remain predominantly capital-appreciation rather than high-yield rental plays. Which Noida sectors could benefit most from Barapulla Phase 3? The most immediate Barapulla Phase 3 real-estate impact is likely to concentrate around Delhi-facing locations such as Sectors 15A, 16, 18, 37, 44 and 94. For residents travelling regularly towards South Delhi, the ability to avoid some of the congestion around the traditional DND-Ring Road-Sarai Kale Khan route could improve the practical utility of these locations. The next tier includes premium Expressway sectors such as 93/93A, 100-108 and 128, where improved road access to South Delhi combines with Noida’s employment ecosystem. These locations also stand to benefit from another major connectivity catalyst: the planned 11.56-km Botanical Garden-Sector 142 Aqua Line extension, which is expected to connect the Aqua Line with Delhi Metro’s Blue and Magenta networks and serve areas including Sectors 96, 44, 105, 93, 97, 108 and 91. Farther south, including Sectors 137-150, the Barapulla benefit becomes more diluted as airport connectivity, metro expansion and the Noida-Greater Noida Expressway play larger roles. Could Barapulla Phase 3 add a premium to Noida real estate? The estimation of an additional 2-5% capital-value premium over a no-Barapulla baseline in directly exposed sectors over 12-24 months, potentially accumulating to 5-10% over three to five years if travel-time savings remain durable. Mid-Expressway premium sectors could see a 1-4% incremental effect initially and 4-8% over the longer period. For Noida overall, the attributable impact is estimated at a much smaller percentage. This translates to a 0-2% over the first two years and 2-5% over three to five years.
