India’s mall expansion to influence residential price trends across major cities

India’s top seven cities are set to add 51.1 million sq. ft. of new mall space by 2031, taking total mall stock to around 143.2 million sq. ft., according to recent industry estimates. Delhi-NCR is expected to remain the largest retail market, while Delhi-NCR and Hyderabad together are projected to account for more than half of the upcoming supply. Industry projections also indicate that large-format malls will account for 56% of the upcoming supply. The scale of this retail expansion comes at a time when residential markets in Delhi-NCR, Hyderabad, Mumbai and Bengaluru are already showing distinct patterns of price growth. Square Yards data suggests that these cities are entering the next phase of the housing cycle with strong underlying demand. Delhi-NCR Delhi-NCR stands out in the upcoming mall expansion plan, with operational mall stock projected to increase from 29 million sq. ft. in H1 2026 to 48.6 million sq. ft. by 2031, as per industry projections. The residential market is also seeing significant price movement. Square Yards’ 2025 data shows Gurugram property prices have risen 149% since 2019, while Noida and Greater Noida recorded 104% growth over the same period. Current asking-price data shows Gurugram at about Rs 15,100 per square foot (psf) in June 2026, while Noida stood at Rs 12,650 psf. Noida Central recorded a sharper recent increase, with prices rising to Rs 12,550 psf, up 15% over the previous quarter. The combination of expanding retail infrastructure and established residential demand indicates that the NCR housing map is becoming increasingly differentiated across individual corridors and micro-markets, rather than moving uniformly as a single market. Hyderabad Hyderabad is another major focus of the upcoming mall pipeline, with more than half of the new supply across the broader markets expected to be concentrated in Delhi-NCR and Hyderabad. Square Yards data puts Hyderabad’s average property rate at Rs 9,400 psf in June 2026, up from Rs 8,600 psf in September 2025. The city’s western zone remains the most expensive at about Rs 10,850 psf, followed by the central zone at Rs 9,900 psf. The longer-term picture is also notable. Square Yards’ residential analysis recorded 59% price growth in Hyderabad between 2019 and 2025. Southern Hyderabad has seen particularly strong development momentum, although prices in the zone have moderated recently. This suggests that retail expansion is taking place alongside an already evolving residential geography, particularly as newer housing corridors develop beyond established city centers. Bengaluru Bengaluru’s mall stock is projected to reach 22 million sq. ft. by 2031, compared with about 14.4 million sq. ft. in H1 2026, according to industry estimates. On the residential side, Square Yards recorded 98% growth in Bengaluru property prices between 2019 and 2025. Current asking prices reached Rs 12,400 psf in June 2026, compared with Rs 10,950 psf in September 2025. The city is also showing clear differences between micro-markets. Central Bengaluru averages about Rs 14,200 psf, while North and South Bengaluru stand at Rs 11,400 and Rs 11,700 psf, respectively. The divergence highlights how new retail and lifestyle infrastructure can become part of a wider urbanization story, with residential growth increasingly spreading across multiple employment and consumption corridors. Mumbai Mumbai is projected to increase its mall stock from 15.1 million sq. ft. in H1 2026 to 21.6 million sq. ft. by 2031, based on current industry projections. Its residential market is considerably more expensive than the other three cities. Square Yards puts Mumbai’s average asking price at Rs 37,700 psf in June 2026, compared with Rs 35,550 psf in September 2025. However, prices eased 2.3% from the March 2026 level of Rs 38,600 psf. At the micro-market level, Mumbai Harbor is at about Rs 39,650 psf, while the western suburbs average Rs 35,900 psf. This shows that even in a mature and high-value market, residential performance varies considerably by location. Mall growth is only one part of the story Mall expansion can strengthen a residential market, but it is unlikely to drive price growth on its own. The bigger opportunity emerges when retail growth coincides with better connectivity, employment, infrastructure, and sustained housing demand. Improved roads, metro networks, airports and transport corridors can open new residential areas by reducing travel times. Noida International Airport began operations in 2026, while the DND-Faridabad-Sohna corridor is improving links across the NCR and towards the airport. Recent infrastructure developments are therefore adding another layer to the region’s residential growth story. Bengaluru is also planning a major transport expansion, with 312 km of additional Metro lines, a 210-km ring road and a 270-km RRTS network over the next decade. The plan also includes new housing and industrial development across the wider Bengaluru Metropolitan Region. These infrastructure plans, highlighted in recent industry reports, could further improve connectivity between residential areas and employment hubs. Such projects can open up new residential markets by improving access to jobs and reducing travel times. At the same time, new commercial hubs, technology centers and industrial activity can create employment and support both homebuyer and rental demand. Retail is becoming part of the residential equation The emerging pattern across the four cities is not simply that more malls will automatically lead to higher property prices. Instead, the retail expansion is occurring alongside a broader transformation in residential markets, where connectivity, employment, lifestyle infrastructure and new housing supply are increasingly shaping the geography of demand. Square Yards’ 2026 outlook points towards greater stability, healthier demand-supply alignment and a gradual moderation in price appreciation. The Rs 80 lakh to Rs 1.5 crore segment is expected to remain an important driver of end-user-led growth, while premium markets move towards consolidation. For residential markets, therefore, the significance of the mall pipeline may lie less in the number of square feet added and more in where that retail infrastructure lands and how it interacts with already emerging housing corridors.
