The 8.44 km Kumar Bhaskar Varma Setu could bring North Guwahati closer to Guwahati’s residential and commercial market, but buyers still need to check infrastructure, titles, RERA registration and flood-related risks.
The Kumar Bhaskar Varma Setu across the Brahmaputra is connecting Guwahati with North Guwahati and could bring the northern bank into the city’s regular residential and commercial catchment. The 8.44 km, six-lane bridge was inaugurated by Prime Minister Narendra Modi in February this year at an estimated cost of Rs 3,030 crore. SquareYards Blog published this analysis on 2026-09-08.
What happened
The bridge is expected to reduce the journey between Guwahati and North Guwahati to approximately seven minutes.
It was inaugurated alongside a wider Rs 5,450-crore package that included IIM Guwahati’s temporary campus at Tech City, Pongora, a National Data Center for the Northeast at Amingaon and an Emergency Landing Facility on the Moran Bypass near Dibrugarh.
IIM Guwahati’s temporary campus covers 6,410 square metres. Its permanent campus is being built across 76.83 hectares at Marapita in Kamrup district, with a ₹555-crore Union Cabinet outlay covering both campuses and five years of operations.
The National Data Center at Amingaon is a Rs 350-crore facility built by the National Informatics Center. It has capacity for over 200 server racks, serves all eight northeastern states and also functions as a disaster-recovery site.
Why it matters
North Guwahati is currently the most affordably priced micromarket in the city. SquareYards’ transaction data puts average rates across Guwahati’s core zones at roughly Rs 5,400 per sq ft. Guwahati South is at Rs 5,750, West at Rs 5,450, East at Rs 5,250 and Guwahati North at Rs 5,050 per sq ft.
Plots near the upcoming Judicial City, where the new Guwahati High Court premises are coming up, are already trading at around Rs 1.35 crore for roughly 8,640 sq ft. Two- and three-bedroom apartments range from Rs 52 lakh to Rs 1.15 crore.
North Guwahati and Amingaon stand to gain most directly from the bridge’s northern landing. Amingaon also benefits from the National Data Center. Jalukbari, where typical units are priced at Rs 27.5 lakh to Rs 55.5 lakh, gains an indirect lift from IIT Guwahati’s presence and its proximity to the North Guwahati corridor.
Six Mile to Panjabari remains relevant as Guwahati’s established IT corridor. Industry estimates point to appreciation well above the city average in this belt over the next few years.
Expert view
The bridge improves river-crossing time, but North Guwahati’s internal road network has not been rebuilt at the same pace. Early residents may therefore face a difference between faster access across the Brahmaputra and slower last-mile connectivity.
The source also flags the need to examine water, sewage and power infrastructure. The Brahmaputra’s shifting sandbanks and flood patterns make environmental and drainage checks important in the area.
IIM Guwahati’s permanent campus is still under construction, while RERA-registered supply in North Guwahati remains thin. These facts make the area an infrastructure-led market that requires careful project-level checks.
What buyers should check
Buyers should check land titles, RERA registration and realistic possession timelines before committing to a property in North Guwahati or nearby areas.
They should also examine internal roads, water, sewage and power infrastructure, along with environmental and drainage conditions. The source cautions that bridge-adjacent land can be priced ahead of actual demand, so listings should not be assessed only on the bridge’s connectivity benefits.
