Uttar Pradesh’s Rs 18,730 crore expressway approvals could support new housing, logistics and commercial demand across western Uttar Pradesh and Bundelkhand.
Uttar Pradesh has approved two expressway projects worth nearly Rs 18,730 crore as part of a wider Rs 24,000 crore infrastructure push. The Meerut-Haridwar extension of the Ganga Expressway and the 106.3-km Jhansi Link Expressway are fully state-funded. SquareYards Blog, 2026-09-04, reports that the projects could open new real estate opportunities along the western Uttar Pradesh and Bundelkhand corridors.
What happened
The state has allocated Rs 10,761 crore for the Meerut-Haridwar extension of the Ganga Expressway and Rs 7,968.30 crore for the Jhansi Link Expressway. Both corridors are planned as six-lane roads with provision for future expansion and are being pursued through UPEIDA.
The Meerut-Haridwar corridor is planned to improve links between Meerut, Muzaffarnagar, Bijnor and Haridwar. It is also expected to strengthen trade and tourism connections towards Haridwar.
The Jhansi Link Expressway will connect the Bundelkhand Expressway near Phoolpura in Jalaun with NH-44 at Ambabai in Jhansi. The corridor is intended to support the Bundelkhand industrial ecosystem and the Jhansi defence corridor.
UPEIDA’s plans also include manufacturing and logistics clusters with opportunities for warehousing, cold storage, food processing, education, medical facilities and satellite-city development. Jhansi is one of six nodes of the Uttar Pradesh Defence Industrial Corridor, which has more than 5,125 hectares of proposed land across its six nodes.
Why it matters
Improved road access and industrial activity can expand demand for worker housing, plotted development, rental homes, retail and commercial space beyond established centres such as Lucknow and the NCR.
The Bundelkhand strategy includes links for districts such as Jalaun, Hamirpur, Banda and Chitrakoot to larger markets through the Agra-Lucknow and Yamuna Expressways. The Sultanpur manufacturing and logistics cluster, announced alongside the infrastructure programme, also links road investment with productive economic activity.
Current market data shows how infrastructure-linked locations are performing. North Lucknow is at Rs 6,950 per square foot, up 14.73% year-on-year, while West Lucknow is at Rs 6,850 per square foot, up 14.98% year-on-year. Apartment prices across Lucknow have risen 6.42%.
The Yamuna Expressway micromarket is at Rs 9,700 per square foot, up 5.13%. Sector 25 is at Rs 9,000 per square foot after an 8.9% rise in the latest period. Sector 23D is at Rs 7,650 per square foot and Sector 22A at Rs 9,850 per square foot. These figures are not forecasts for the new corridors.
